Saturday, Kimberly and I visited the Tribune Lofts downtown. One of Tulsa’s first and still, one of Tulsa’s only Urban living, loft-style living environments available. I phoned the offices of American Realty Group last week to discuss the oppurtunity to live in one of their available lofts. They said they had some availability and I could check them out. This was a wonderful surprise, considering when I spoke to them in November and December of last year, they were planning to sell the building outright.
I guess the Historical Society has a hold on the selling process and is forcing ARG to hold onto it for a bit longer. This is great, because it is going to give me an oppurtunity to get into the building and set myself on the line for first right to purchase the loft, I think. Either way, I am happy. Saturday we visit the building and got a feel for the environment. Its an absolutely gorgeous building and the interior has been remodeled and is really classy.
I initially wanted to see a floorplan that is only available on the first floor, but currently has a resident. The broker was unable to allow me to see the model and therefore showed me a few others. On the third floor was a nice loft, however tiny and odd in shape. I was not very enthused about this floor plan because to me, it still felt like an apartment style environment. I then was showed model 504, and I knew I found what I had been looking for. Its ~1000 square feet and is a very long rectangle. The kitching is a nook style with an island offset from the main room, and the loft has a 1.5 bath seperating the two adjoining spaces. There is a long hall, of course no doors, along the north end, which is highlighted with large windows spanning the entire wall!
The view is pretty nice too, probably one of the nicest in the building. No matter where I am in the loft, I have a complete view of the Brady Arts district. There are small ledges along the windows which will allow me to put a plant or something if I so choose. However, I am going to re-visit the floor plan this week to take some measurements. I am totally moving into it though! The cost of living will increase about 15% but I am okay, I think.
Kimberly and I took a few looks at some other models available and weren’t impressed. Another model on the fifth floor was a corner, adjacent to the parking lot and overlooking the old train station and downtown, wasn’t pretty. I don’t think I even want to see the first floor model any longer.

Kimberly was great to take along, she had some questions about the place that I was glad she came up with. Parking was a big issue downtown and we got it all figured out. Its more of a drive to work, in fact its about six times the distance if not more that I drive now for almost anything. There are no grocery stores, no convenience stores, nothing. At first I thought Kimberly was trying to talk me out of the loft for those reasons, but I now think she was just reminding me.
I thought about it all weekend and I am sure I will think some more, but I am pretty prepared. I am happy to finally move downtown, something I have been wanting to do for quite some time!

2Justin. I too am looking at Tribune Lofts. The only thing I’m having a hard time swallowing is the price. It seems like a lot for Tulsa. Obviously, the building is great, but are there other less-expensive options for loft living in Tulsa?
I’m coming from out of state and have no idea.
Thanks!

3Justin, did you make the move?
I rent out some condos that I own downtown, and interest has really picked up for downtown tulsa living. It really isnt that bad in terms of convenience stores and grocery etc. It’s all within couple minutes drive.
You are right that there arent that many true “loft” style places. The ones we have are more condo apartment like, although they do have very large windows and great high-rise views of downtown.
hope to see one of your updates from your new place!

4That is definitely a great building! You’ll be able to walk to Lola’s so no worries. Oh, there’s going to be a grocery store opening in Brady Heights in the coming weeks.

8I own a 10 story building downtown and am looking at the prospect of converting some of the floors to residential loft use. Would be pleased to communicate with anyone directly that has ideas, input, interest on a ‘big picture’ basis. Not ready for renting units….. I a simply trying to get a handle on the market, what is the demand, etc.
Thanks!

9Hey Kevin-
I am interested in investing in a loft conversion project and have been shopping around for a building to buy in downtown (or a current building owner that would be willing to partner on a project). How can I get ahold of you?
Thanks

10Well, I just moved out of apartment 504 at the Tribune last March. It was a very cool space, but it didn’t fit everything I wanted in a loft at the time. (If you want any more info, just let me know) I, too, felt it was too much at that price- but it was a big move for me so I wanted something special. I LOVED MY NEIGHBORS- we had rooftop parties and watched movies together- they are GREAT. Tell Dot and Sherman I said Hi- they’ll be next door to you- I miss them and Brownie very much. It seems there’s a small but tight-knit group of people who enjoy loft-style living in this town: I know of several I could put you in touch with if you like.
I’m now at the Philtower, and I’d be hapy to show you around if you like. It’s more expensive than the Tribune, much quieter (I rarely see my neighbors :( ) but the amenities seem to fit my needs better right now. And trust me- I’ve made a part-time job out of looking for lofts in Tulsa. The more affordable Virginia Lofts on Third St are close to a very high-end set of lofts that have recently been re-done, and there are some on First St that are coming, but evidently have been ‘coming’ for about five years. Same with the Mayo: and I was in the Mayo about a month ago- it’s a long way off. I’m in love with the Metro Lofts near Cherry St, but they’re a bit more extensive, long-term agreements that are a bit high for me. If anyone is interested in building some new spaces, I’m a designer and would love to be involved- I think this downtown renovation is really important to Tulsa.
And if you know of any more loft-style spaces, I’d also love to know! Wish you the best!

11Kevin,
Did you find any ideas on the lofts? I would love to be a part of something like that. I don’t know if you’re looking at selling any space or building all of it out yourself, but would like to find out some more information on it either way. I looking at being a part of the downtown loft style living. If anyone has any ideas or suggestions please let me know.
Thanks

12Ashley,
I’d like to find more out about the Phil Towers and the Tribune Lofts. I’m currently looking at purchasing a loft at Tribune Lofts. I have visited twice and just love it. The price might be a bit high, but we are talking about that currently. However, its about the only one in Tulsa that I am awhere of. Is there away to get in touch with you?

14Ashley,
I am in Houston but am moving to Tulsa. I am interested in a loft at the Tribune but only need a one bedroom. I called and they said 502 was available. Since you were in 504, do you have any comments? Thanks a lot.
